We got into the business specifically to target students, 2.5 years in and it is working out fine for us with about half our apartments rented by students (the other half is young professionals and a few just existing)  Turnover is higher- they are going to rent your place for 2-3 years max.We use a 12 month lease- they can sublet with a tenant screened by us, but most just stay for the summer.There are different types of students- I prefer grad students, then those who DON'T need a personal guarantor- kids that make enough money to pa their own way generally aren't partying and trashing your house.

There are a couple of off-market properties in the same area which could be obtained.I do not know of any turn-key operators locally - though there are a few flippers who try to rehab these houses and sell them to families with kids attending university.

This way it encourages them to make due on the bullets that you are extending a closing for.  3 Get a dumpster and pay someone or kids to stack in them to remove asap - get money from seller for amount of dumpster.
