Joining a local REI club can help with local networking, finding a local mentor, and learning about the local market, etc.   

I don't have any time or interest though I Mentoring any New to the business person and I do get a bunch of those.. .I appreciate the compliment..

I met my mentor in BiggerPockets and he took me in because I lived in DC (he's in VA) and I dove head first in to start adding value to his operations. 

They will help mentor you and lead you the right way.

In theory you could find a local investor and work out a mentoring arrangement with them, but having no experience that'd be a hard sell.When you're ready to move on and do your own thing, I'm a big fan of house hacking 4-family properties.
