Hey Danielle.I'm going to go in a different direction than some of the other commenters.I am an agent, and depending on your state, getting licensed can be a BIG commitment, both time- and cost-wise.I wouldn't recommend getting licensed unless you want to work as a real estate agent, helping people buy and sell properties.

Reaching out to hosts on Airbnb/VRBO can sometimes be received in different ways because response times/rates come into play.

However, there are some general guidelines and considerations that landlords typically follow:Check local laws: Different regions have different laws regarding rent increases.

The way to do this is to purchase the Plus subscription of QBO and use the Business field for each of the different LLCs and the class field for each property.

Hello,I have money for one deal but can’t decide what is better, a duplex/triplex out of state (Maine probably) or rent my current primary residence, upgrade, rinse and repeat. 

I'm open to any suggestions and/or different approaches too.  

You're looking at a dozen neighborhoods in Scranton alone that each differ, and dozens of municipalities surrounding. 

Appreciation there is low, rents are low, and assuming maintenance as a fixed cost (for example, a hot water heater costs $450 from Lowes in Allentown, $450 from Lowes in Scranton, installation takes the same time, and labor costs aren't all that different), the ROI isn't great.
