The plan that I have worked out for financing, etc requires me to leave my current position and start this RE venture full time, so there is some hesitation, but I think with my heavily researched plan of attack, I am becoming more comfortable and excited about the idea.

You need to define if mainly you want to invest yourself or are you looking at your local market to see if there is enough business there?

Two out of three bathrooms need new tile, the main bathroom just needs a good cleaning, other than that the plumbing and fixtures are great in all bathrooms. 

That is the main reason i have been considering changing it.
