Some don't seem to try at all.You can get top dollar by advertising yourself and you can pay a few hundred for a flat fee listing if you want to be on MLS.Once again there are some great Realtors but many are just plain lazy and do a poor job.

The first time we had seen the property the owner had been there and showed us the house (The selling agent was too lazy to show the property).  

If you go the private investigator route, understand most are very lazy and unfocused.

Congratulations....nurses make the best realtors.....nurses and teachers.Sounds like you already have a great foundation.1st step take the classes to get your license.2nd step take the exam and pass it.3rd step find a broker to join that is a good fit for you.Just like nursing the hours can vary and be brutal for many getting started....you work when others don't typically...so plenty of afternoons, evenings, weekends....unless you can figure out some other way to do it....and there are ways....just less common perhaps and depends on what work you want to do.
