Hello BP members,I had a tenant move out on February 28, 2018 and she dumped a LARGE pile of kitty-litter (with cat feces) in a large woodchip garden bed that is attached to the home (we also took photos for evidence).

The condition however has deteriorated and it's a very old house, I believe it to be worth closer to $700K at the moment.A large and well known mortgage servicer was assigned to us, and they currently have the outstanding principal at $651K, but when I recently requested a pay off quote it came out to just about the same figure as what the house is worth, so, no equity.My mother is 80 years old and English is not her first language.

Large buildings of 20+ units or so can take longer to reposition, the larger the building the longer it takes. anything from 6 months to 3 years.

My current hurdle (and I'm imagining this to become more prevalent with the federal limit on property tax write offs) is that our exposure with the LLC. having a free and clear asset is large and homeowners insurance is denying us when I ask for a LLC.
