I usually advise them on what to look for as far as property type and features that will sell better, and the areas and neighborhoods to focus on.Tampa seems to be similar, but the rates don't look like the peak rates we are seeing.

As far as the neighborhoods it all comes down to what you are looking for in a property.

As far as feedback I have to disagree whole heartedly. 

As far as beating out other offers, you can always write the offer in a way that helps your stand out with using a VA loan, adjust some of the contingencies, don't wave them, but adjust the time on some of them.  

As far as the other sites go, I like Redfin.

In no certain order this is what we find matters most on a BRRRR appraisal as far as things you can control- outside curb appeal- remodeled kitchens, baths- Updated electrical and HVAC- a new roof if the current one is a big eye sore

As far as exit strategy, I was thinking of each of us reserving the right to buy the other out for fair market value in the event of someone wanting to exit. 

You are better off doing your comparisons based on the data that they have on their own websites.As far as set-up, I think there are some platforms that can help with that......wait for input...:-)
