Thanks for letting me know about meetups in the area, I would love to chat with other Bay Area investors.I definitely think East Palo has started to gentrify (Starbucks, Home Depot, Four Seasons all contribute $), but schools still have a long way to go.I bought in East Palo Alto in 5/2009; a fixer in East Palo Alto in 2010 and sold that; a fixer in Redondo Beach in 2/2011 and a fixer in Mountain View in 1/2012 but nothing since.

From experience building traffic can add hours to your work and thus kill your pay per hour.Additionally, a lot of the pay for traffic options out there are beginning to be discounted by Google and the other search engines because they are realizing that most of the interactions being recorded are not legitimate.Finally, there are a lot of professional internet marketers out there doing the same thing so the market is flooded with hundreds if not thousands of people cramming the same niche markets.

Not mentioned in first post, but getting the scoop on tenant came over the course of multiple interactions - that were strangely repetitive and rambling at times... and he has since called back and left messages wanting to talk about it some more - that the rent was often late over the last year- why the glowing rec then??
