If they had the ability to get a mortgage independent of me, I most likely would just sell to them as long as the agreed to price was more than I paid for the house.My main concern then would be avoiding taxes and trying to do a property exchange after selling.Thoughts?

Though I give comps, I assume they're being verified independently by the buyer or buyer's agent and would never want an investor to go off my info alone.

The issue is whether you can demonstrate under an audit that you did in fact have the intent to hold the property for rental, investment of business use.
