I'm in Jersey City so I only know that market but getting access to cash with low interest rates with a line of credit certainly helps your cause.

I have thus far not claimed any depreciation on this property but don't foresee ever selling it so that's not really an issue.From what I've read, my cost basis is their cost basis which is the lesser of fair market value or cost + improvements.

I didn't give the short term guests access to laundry so it wasn't a big deal but now that there are regular tenants moving in the upper tenants asked when I plan to repair/replace the other two machines.

Whereas a simple refi would give you a mortgage and that would actually improve your credit score.

If they can't lend to you, have they told you how you can improve so they can? 

I do mostly fix and flips as well as holding some rentals, but will be getting my license soon for MLS access and looking for the best sponsorship route to go.

The land is not currently accessible and requires extending a 26' wide curbed street (+ sewer & water).  

I currently have occupancy through next May (2019) for this unit and was wondering if I should renovate now or wait until they vacate.I am a little tore because realistically I would not be able to raise rent to offset some of the improvement costs until this lease was terminated and the current monthly rent is already a tad below market without the improvements.
