@Neel Patel - I doubt you can get $1600 for the larger unit; for $1600, the tenant could rent a fully rehabbed single family home in a nice area of Huntsville or even Madison proper; the other rent amounts are probably feasible, although again, $1100+ can net a decent SFH rental.

Would it be a good idea to pay for the downpayment on a house that’s less than $100,000 and let my lender cover all the other expenses since I paid for the downpayment and I don’t have to pay them back, but I still have to pay the cost of the house and rehab, etc.?
