I’ve never dealt with hard or private money and was looking for some tips with it and any recommendations on who to use.

One tip I can share: the most important thing you can do to get started is find an agent who invests themselves.

Sure you may ultimately hire that rockstar hospitality host to run the place for you, but those folks don't grow on trees or leave their job at a luxe hotel for an investor with a single STR still learning the ropes and trying to figure out how to manage day-day turnovers.

They finally decided we were a hotel and thus responsible for the submitting the 7% city hotel tax.

All of our rentals are in Denver and Colorado Springs where we work and live, so I don't have any great tips for out-of-state investing.

I am thinking you could cater to Tesla owners / and other EVs  I know as a Tesla owner myself its an important component when I am on a road trip IE pick a hotel with a Tesla charger.
