I had the city disconnect their electric and water, then I sent an invoice for the rent to their employer. 

- If the market has a correction and prices drop XX% at your expected sale date - will you be under water? 

I understand that the market as of today in this area is HOT and not many deals are found on the MLS, but I want to continue to assess the surrounding areas of properties being listed as well as running the numbers to get a better feel.

I cover the main utilities (electric, gas, water, garbage/recycling), but I have not noticed any drastic changes. 

The current manager of my complex has been keeping the rent the same but tacked on a surcharge to cover water  (water is not metered to individual apartments) and property taxes.

Hey Bigger pockets family were having a current issue where the current loan balance is 207,000 plus has a year of taxes and water bill .

So...then rehab that I have in progress does not have a water pipe running into the house.

For just under $100 per year they will insure your water service and sewer lines.

Just this evening I got a call that a water line froze and broke.
