I have a major project home.

I'm in a similar boat and really want a partial STR, partial vacation home in CA, but I'm concerned with all the regulation and comments.

More info is needed but, depending on how much you paid for your current home, buying a a new home and renting your current one may not work too well if the rent doesn't generate cash flow or at least cover the mortgage payment. 

I've seen several of these places down to the studs at very very very discounted prices compared to a completed home.

So far we have just done SFR homes, but looking to eventually work up to small commercial projects (multi-family, storage, hospitality).

I will be interested in hearing your thoughts on if/how can I improve my strategy   

For the single family homes near the beach, they are really small unless it is a community with more amenities than most. 

However, don't OVER improve your property either.
