How much cheaper should a mobile home be then a traditional stick built house/ apartment/ duplex. ( Home is nice, has central heat and ac, a nice little backyard.)Thank you guys, appreciate any input!

There's some leaks from the roof and below and will need some AC/heat - thinking of doing mini splits,  the kitchen needs to be rehabbed and some cosmetic stuff like paint and carpet. 

How about a heat pump water heater?

I have several units in TX where I pay for heating/cooling and have installed a smart thermostat.

If she picked up the phone/ spoke to you/ saw notice on the door she could have communicated and viola magic heat. 65 at night is not freezing.

Community features include community clubhouse, heated pool & spa, tennis courts, bike paths & golf.

She was very responsive before up until we signed the lease and then mostly have been unreachable after that.Right now the HVAC is not functioning properly and we're not getting any heat.

Here in Florida, tenants keep the blinds closed and hang curtains (and aluminum foil, and all kinds of creative solutions) just to keep the heat out.

Interior work included new doors, windows, flooring, plumb lines, paint, fixtures, heat pump, roof, bathroom and full kitchen remodel.
