Make sure your tax person is leveraging every advantage for you in terms of depreciation schedules on furniture, maximizing your involvement as an "active RE investor", etc, etc.Finally, as you build your team of PM, cleaner, handyman, etc. make sure you retain a fair amount of control.

About an hour and a half away there's a decent size city where RE is much cheaper and good cashflow is present.

Hey BP members, i'm looking for the best RE entry points if anyone could share their tips, stories, etc id appreciate it. 

I am sharing this with you to get some feedback as I suspect I might have re-invented the wheel.

If you listened to the podcast 238 you know I am really worried about dead equity sitting in pricey San Diego RE.  

Example: Directly related- Replaced carpet in 1 of the rented rooms : $500 Indirectly/whole house- RE Taxes $6,000 but only $3,500 is business related based on the allocation. 

I got a call today from a man who owns a vacant lot in small mountain town just minutes outside of Las Vegas who is several thousand dollars delinquent on his RE taxes. 

7 bookings since July and getting higher full time rent on the Ohana....also turningthe solar panels on (Ha!)

Also, I am working with a RE lawyer within the area and with proper documentation, he shouldn't be able to take a lien or sell the property.

That's why the 2nd contractor said she was going to re-file the lien.Anyway, so much of the design and work was based on my own diligence, and this house is my brain child.
