Anyway to monetize this possible opportunity?

So I live in a expensive coastal city. About an hour and a half away there's a decent size city where RE is much cheaper and good cashflow is present. I bought there 3-4 years ago and it's been very good. 

I was thinking of sort of piggy backing on that success and bring in more investors from my coastal city. I am decent with tech - maybe create a website, make a research paper, newsletter, podcasts, etc. 

Not sure how to "monetize" it though. I don't want to be a RE agent. 

What do you think?

Only play here is to market & sell the real estate. So you'd need to become a real estate agent.
