At the minimum I can legally collect a finder's fee if I don't want the listing. 

I'm looking at a foreclosed duplex listed via Auction.com and it's showing two outstanding liens in addition to 4 mortgages in its history.

Make sure to get involved with a good local realtor to help you put together the most appealing deal, regardless of on market or not, and to successfully find worthwhile pocket listings.

Write it up as a personal letter.When you do all that, then contact a local RE Agent to give you a list of all the houses in that neighborhood that have sold in the last 5 years with all cash.

It would be unethical to cut the realtor out of the deal since the property is listed.  

I would like to start growing a solid list of people to mail deal information too so I can start getting my feet wet, so to speak!

We now shoot our own listing photography and videography.We design our own logos for our brand and other brands we are working on which is about 5 different ones. 

I looked on my city's website for rentals and the first item on the check list for inspection is that the unit must be vacant.

I spoke with the owner of the property and is willing to make a deal if his son (a realtor) is the one who is able to list the property after it's been rehabbed.
