I’m looking to start doing my “dry reps” as David Greene calls it, so when I do get my down payment saved, I will be able to quickly evaluate a BRRRR deal.I plan on looking through homes for sale in my area and running the numbers on them to see how they pan out.

We also send out letters periodically when the owners aren't picking up their poop in the yard that they have 30 days to do the cleanup (or hire a pet clean up vendor that we recommend) or we will bill them for the cost and it is a violation when it comes time for lease renewal.

The end result is they got to move in to a clean, updated living space for them to enjoy.I think the level of service I have provided to them over the year has been higher than what they may receive elsewhere.
