[Calc Review] Help me analyze this deal

This will be my first investment property. Currently waiting on appraisal, had to place a 30k appraisal gap because the last time it got appraised for 230k about 5 months ago. But gross monthly rent value is 2850 and they are asking 270k, so it’s above the 1% rule which has been hard to find right now. The inspection came back pretty clean, not much to fix. My only hesitation is if the appraisal comes back low again is it worth to spend the cash on the appraisal gap? If I have to do that I wouldn’t have much savings left.
