The ad and some reading of their site piqued my interest for my residential property roofs.

They have great credit, are putting ~37%+ down, and their income more than covers their current living expenses and the new mortgage.

I really do think your listing can go from "good" to GREAT! 

Although 5k is a great start, the Airbnb market is very competitive and you will need more set aside in order to properly acquire an investment property.

On-site evaluations allow you to examine the property's condition, identify potential difficulties, and precisely estimate renovation costs.

If you have great documentation W-2 type income and you are not looking for the exact same thing that everyone else is looking (eg, a condo in a tourist area that won't allow airbnb's anyway) or a small multifamily in metro San Juan) then you may be in luck. 

Philadelphia and the surrounding suburbs are a great market to get into.
