Maybe if you're working with out-of-town buyers a lot I suppose, but I haven't run into any problems doing this so far.Anyway, one thing I picked up from Sean Terry was to do a quick and dirty estimate based on the overall condition and the square footage, so you multiply the square footage by $8 if the house is in great shape, and $20 if it is totally trashed, and then you have degrees in between.

@Jeff Macdonald, from what you're asking about "how to structure a partnership", I don't see ANY difference in the degree of difficulty between Flipping, or BRRRR.BOTH require finding properties for about half their ARV.THAT'S the hard bit!

It's up to you learn how to help them improve their returns and secure their savings, and then teach them about those options.Remember that school guarantees you nothing, especially these days when the schools and the corporations are in cahoots to determine who gets hired and who gets promoted.There are REI classes you can take for about 1/6th the cost of a graduate degree.
