Hi All, Matt here from Jericho, VT.  My wife and I have always talked about real estate investing and now I'm starting to really read/research/learn about it.  I have an engineering degree, with an MBA.  I used to work on cars and I have lots of carpenters in my family (though they live out of state).  

We want to focus on buy and holds in the Chittenden County area.  I think duplex/multi would be our first choice, but its still early to tell.  

20-30% downpayment worries me as I'd rather use mostly leverage.  This is one area I'm interested in learning more about

I have a few friends that have 6+ REI that I'll be chatting with too, but looking forward to learn more on BP.

i can't remember , i gotta read up on what that 1% rule was  , i think from what i remembered , it didn't work to well  in burlington . i pretty much go by cap rates , condition of building and area . it's not that easy to find an 8% cap anymore , 10 is now a dream :(
