I'm thinking 6 or 7% would be a good return for him, as that seems to be pretty good in terms of getting a loan.I'm thinking we'd use his money towards a downpayment (we're not sure how much he has currently, we'll be finding out in a few days.

At the very basic level this does not meet the 1% rule personally I think you could find a much better return on that money.

BRRRR isn't the best for a newbie either (at least not a large project) which is why I suggested house hacking FHA won't let you buy anything too terrible and in a worst case scenario you at least have a rental unit and a place to live even if it doesn't offer the best financial return.

. $87k per door sounds alot. you are getting a low return so you need better terms to cashflow.

When they return in September, they already know where they are going to live and they start the semester and the house sits vacant because you didn't put in on the market from Feb-May.
