I'd recommend going to your local REI meetings and talking to as many people as possible.I would recommend contacting several agents and asking them if they work frequently with investors.

We have the cash flow versus depreciation debate frequently, but I don't ever see a discussion of loan amortization and principal accumulation over time or analyzing investment decisions with limited cash.
