I have found it very valuable to find someone (could be a small PM firm, maintenance co, or contractor) local that I can send by and check on certain things.

@Sarah Bridges, the 1% rule is an easy metric to use, but ultimately if the property cashflows and hit's all of your other desired returns - What does it matter? 

There are also true stated income loans available but generally those will have less desirable terms than a loan with at least some kind of income verification.

@Jaimin Patel there is ALWAYS something negative going on that will make it not seem desirable to buy a piece of real estate.

Have my eye on a 2 lot package in a desirable area.On lot had a mobile home which has been removed but there is a cement pad still.

Patrick, there’s no obviously bad parts of Medford but I would say that the most desirable areas would be Tuft U adjacent where they’re building a new train and attract a lot of professionals and Tufts students.

The space coast / Brevard County has had a crazy explosion in the Aerospace / Defense / Technology areas and that is even further fueling the desires of the area along with beaches, and great values on housing!

A few people gave me dirty looks but I ignored them because I’m not doing anything illegal and I’m doing something constructive for their neighborhood (If I buy a house, fix it up and improve the appearance of their neighborhood, thus driving up the desirability of the neighborhood and property values).My goal is to get 1,000 addresses written down and into a spreadsheet before my next real estate meetup.

I know of many vacation properties that have a variety of people by percent on the title/deed and they can sell their part separately if they desire.
