Rookie investor here looking to purchase and house hack my first property in the Charlotte, NC market. 

JustinPersonally I'd use it to buy off market using creative finance keeping a healthy amount in reserves.

@Sam ChanI know of an off-market tenant occupied portfolio where they're willing to sell individually for 5.99% to investors. 

In my market, I could easily get quotes ranging from $150ish-$500 per foot, depending on the contractor, their team and specialty and how much of a sucker they thing I am. 

So why would you pull your STR off the market for a year and make less money for a (now) tenant that you know nothing about...?

We will need to verify the rents can support the mortgage payment, via a market rent 1007 (if the property is vacant) or a lease agreement (if tenant occupied).

We also have 100’s of markets with their own MLS rules as well.

To your knowledge, you think oceanfront studios are also profitable market for STR?

If you know the game and are scaling up, I would go straight to a 4/5 bedroom. 2 and especially 3 bedroom homes are the doldrums in most markets.
