You all gave me excellent things to think about, especially regarding markets here in Tacoma.  

I'm looking for an Excel model with GPLP split with a Pref return using an IRR hurdle, return of capital, followed by X% of LP share of cash flows all to GP to catch them up to 20% of the Profits.  

They are excellent books and very motivational.

In my area in exchange for seller financing, seller usually gets 10-25% down and +1 to +3 percent to the going rate, so your down / rate are excellent.5.

Having said that, I've not paid for any of his content tho am close.Additionally, Jake and Gino have a top-notch education platform as well to go along with their book Wheelbarrow Profits and most excellent podcast.

I paid all of those last October after a bit of Excel work to prorate (our utility bills in 2 month increments).So, all rent was paid well in advance up until this last December 2017.

I have an excellent credit score, decent down payment but just need to find some companies that may finance me without having to put down more than 20%.

I bought a book and a host of DVDs from @MarkFlipsHouses (on instagram) and one thing he mentions a lot is not needing any money or excellent credit to embark on this journey.

You can do a lot with simple excel and access files.
