Doesn't the gov eventually recapture that year 1 depreciation because the sale of these properties is done fairly early (5 - 7 years)?  

They would stalk the last drying up watering hole because their ideal prey would eventually have to come drink.So I would stalk bigger pockets and see what my ideal clients would say, type, what lingo they use.For example.

This would allow us to see how close we are getting and eventually build up a person's confidence to pull the trigger on an offer.

If you goal is cash you would have to MF or go outside of Austin to the neighboring towns that will eventually benefit from the rise in Austin's economy.
