Upon reading David Greene's books on BRRRR and long distance real estate investing, I've decided what I've got to do: get off the bench.

You could literally eat lunch everyday for free for the rest of your life if you're willing to waste your time being pitched by any of the 10,000 companies looking to sell you something.

Let me start with an African proverb (paraphrased): When eating rice you may find a stone or two, but all you have to do remove the stones and continue enjoying the rice.

people can call it analysis paralysis, but i recommend anyone, especially those that have absolutely no background in business or real estate - to take 6 to 9 months, joining a club, reading through the legal notices, classifieds, talking to realtors, calling local municipal offices, reading, listening to CD's, visiting websites, going to free business seminars and just learning the important stuff likethe lingotitle insurance and title - and how it worksappraisalspermitscode enforcementcontracting - the dark side of how it can eat all of your profitscommissions - how it can eat up all your profitslegal - how attorneys don't really give you the time of day and just how pompous most arerealtors - how little most know and how to find a good one or twocoffee - if you don't drink it now - startsmoking - if you don't smoke now - go buy your first pack!

I've kept receipts and a log of all meals we've taken and they're all during the lunch hour when we would order in and work while eating.2nd part of the question is mileage.

An interesting point here is that Joe had never farmed before but it had always been a dream of his to do so.As each different crop became ready to be harvested Joe started to realize that there was more than he and his family could ever eat.
