Hi @Lynnette E. -- I typically have the property under contract, and thus approach the conversation from a position where there is a strong possibility of a working relationship.  

There are experience and production requirements to obtain the designation.

They explained to us how they have paid for the property three times by the amount of income they have collected over time, but now just want to liquidate everything.

So I simply forwarded a few copies of E mails I got from NON licensed wholesalers.. these are marketing pieces exactly how U would send them out to other agents.. picture of house description sq foot.. price to buy it and contact info.
