I've done houses where I just get what is called a dry rough in, which is just framing it up.

The benefit of our Standard contract is that the buyer can not just walk away during the inspection period and take their EMD with them, leaving the seller high and dry.

In this case though with all the weird stuff, I would just make up a story to get them out of my hair. 

The framers drink beer, the finish guys smoke weed, the dry-wallers are all on meth, the painters will take whatever you got, and the architect was on too much acid.

That model will dry up your purchasing power unless you have a war chest and or looking just to park your money.
