When you eventually take distributions from the IRA in retirement, they will be treated as regular income, but, by deferring the taxes over a period of time, you should have a larger pot to draw from.Often times the better comparison when evaluating an IRA investment into real estate is to weigh the expected performance of the real estate with other investments the IRA can make.

Fools might be scared away by the lack of experience and out-of-state purchase.2) Hard-money- Expensive and probably challenging with no experience and out-of-state purchase.3) Local banks- Local banks can sometimes be more flexible than big national banks, but they like to put their money in deals in the their communities, not out-of-state.So unless you can find a friend or family member to do this one with you, you might want to go back to the drawing board.

Some local banks will also give you an LOC with a higher draw amount than the value of the portfolio, it just depends on your relationship with the against the portfolio which can be greater than the assets you have in the portfolio.Have you found any good local banks to work with in TX.

I suppose if I had the space and desire, I would draw up a lease addendum,  outlining the conditions by which they could store the vehicle and what the compensation would be for providing that service.Remember,  you are running a business and this request comes with some risk, time, and hassle.

Michael and Dan, We have not listed them because our nephew is a realtor there and if we can find a buyer on our own, we will have him draw up the paperwork which will save money.So, there are no listings, but I am happy to give you some info.These properties may be found using Google Earth, I believe.
