Those are getting difficult to find in the Twin Falls area. 

I was in the New York/New Jersey markets and finding it difficult to find deals we wanted in our backyard. 

We are trying to find some general contractors to bid out some extensive renovations, however it's extremely difficult to find vendors willing to drive out to the coast for work.

It is supremely difficult to get any traction on a shoestring budget because all the success stories sound like "well we dropped $7k in this marketing campaign and $7k in that other marketing campaign and after spending about $750k total we made over two million last year." 

The strange thing was, every time I left Los Angeles and traveled a little distance a water heater in one or another building would go on the blink on a weekend and every tenant would scream about not having hot water and it is difficult to find a contractor who can repair most of these new water heaters with all sorts of new electronic circuit boards and gadgets on them.

It also makes it extremely difficult to get a loan as the business when you do not own the soil. 

If the duplex that you want is listed with an agent and posted on the MLS, it may be a bit more difficult to get creative depending on the buyer competition in your market.

Also I think I can figure it out by myself and keep it all for me but it might be too big for 1 person.It seems that it is difficult with bank to finance when it has more than 20 acres.
