@Jeremiah StrubleProfit/Loss Statement from the last 12 months (also known as the trailing 12), last year's P&L, and rent roll/occupancy with lease start/end dates.Then ask what improvements have been done over the last five or ten years and what needs to be done in the next five years.These are decent conversation starters if you can get all of the answers.

I have a decent amount saved up and will definitely have enough reserves in case anything come up.I am leaning towards starting in Florida since they have friendlier laws for landlords but need to do more reading into what that entails and if its worth sacrificing my ability to visit the property whenever I want.What areas in Florida and NY do you think I should focus my research in?

They may not want a larger down payment but may be interested in your cash reserves or where you would pull money from (HELOC, partner, another business, etc.) if you had a decent repair to tackle.Don't forget there are other creative financing options that do not include a bank.

Out our way-2 hrs southwest of Seattle, a duplex which typically rented for 1600 now goes for 1900 so ya, that's a decent increase but not crazy, crazy.
