Why do you think purchase contracts are so long and have such small print?

But it's difficult and time consuming, and despite David Greene's book, I do think it's difficult for a brand new investor to BRRRR in Ohio or Alabama from California =)

I think you have the right idea but IMHO you are choosing a very complex project.

Conservatively, I think we'll be making around $80-$100k/yr ($50-$80 W2, $30-$50 self employed). 

You can't really copycat such principles, you have to think a bit differently.
