For comparison, I just checked a property in Ferndale that sold this year for 76.5k+: has a total market value of ~85k, and an average AVM of 122k+, and is also an investment property - not owner-occupied, and it's taxes are only 3.5k.

Picking $200,000 for a duplex in MPLS is a bad comparison/model as they don't exist for anything you'd want to buy that isn't a total gut/reno but as a GC, you'd be a perfect candidate to BRRR but you'll need more money for the loans.
