Coastal & Catastrophe zones hit the worst but even places like NYC have seen major rate increases and carriers pulling out of the market. 

I live in a landlord friendly state, so I don't want a lease written for tenant friendly coastal states.

This contributed heavily to the parents going broke (they are in their mid 70's and their only savings was the equity in the two homes they own).

Homes with pier and beam foundations where generally built pre-1960, homes with slab foundations overlapping some in the late 1940's and 1950's. 

I say that for two reasons:1) while I'm very convenient for hospitals I'm a bit inland and nurses visiting here typically want to be right in the coastal area or the trendy downtown districts if they're looking for the 'experience' of staying in Socal.

Hey-I'm not familiar with your town but got involved in real estate in Nashville in the late 70's and early 80's.

Do your research on the market(s) & on the agent(s) and you'll do just fine!

@Miguel Norena, I am in the Fayetteville area, and it is a good market, but like the rest of the Southeast, prices have pushed up over the last few years.One thing I would make sure you take into consideration with any of the coastal locations is insurance.
