I would stay away from vinyl due to the extreme uv levels.

I'm reading "Getting Things Done", and hope to implement that level of organization soon, however it's tough to allocate the proper amount of time.Anyway, I've recently started an LLC, have my first buy and hold rented out, and am beginning my first flip. 

But when I sell the property and give him some of the profits, wouldn't he be taxed at his regular tax brackets and not capital gains levels?

I'm about 20-30 minutes down valley, in the "affordable" locals area but the prices are pushing this way from both the resort and the overcrowded CO Front Range.

Destin has some larger vacation homes, but in my humble opinion the prices are already toward top levels. 

The report of the apt, as neat and clean and moderate smell of smoke does not rise to the level of damages IMHO, and even considered legal notification.

Credit/debt isn't really a huge issue, it's more our comfort level.

Besides that though, I believe there is a finish level that can separate your units apart.  

All of the factors you decide on determine what you will be drawn towards.Person to person, we all have different levels of risk aversion, time, etc. and that is going to determine a lot of things for you.
