Now all of the sudden 6 clients ask if you can show homes that weekend.

They are always there long enough that one load can be accomplished. 

I can probably secure it for around 60k, and it's probably worth about 250k after renovation.

Any thoughts on what we can do?

If you identify more than one property but want to only purchase one of them then you can identify that as such on your 45 day list and  have all of your proceeds sent to the closing of the purchase. 

So you can pick any market really.

I would prefer to hang it somewhere where they work with investors so I can gain experience before my first transaction.

They want someone who can source deals, analyze them, negotiate them, and help them make more $.
