But a) only the reserved guest likely sees those check-in highlights (not all read the paper version in the home either) and b) I have to be realistic that our rules will not always be followed perfectly.I'm also not overly concerned about bothering a guest at odd hours if they're being too loud late at night.

(I joke that I own the whole entire block except for the part owned by one other owner)4) I've bought various SFHs in my fav submarket of Houston even if they just break even (or slightly under) just because I like the area, believe in it's growth, and want as many homes in that area as possible (and am not bothered by negative cash flow as they're a rounding error when it comes to the portfolio)

Sorry in advance: It shouldn't, but it really bothers me seeing people borrowing money from their parents for their own home down payment or even worse, to invest in rental property.

Tenants like the professional look of the pre-application, and I found that potential tenants who most likely won’t qualify don’t even bother to apply when you send them an official looking application (I’m sure the same is true with other platforms as well, just can’t speak to those personally).

Some of them are simply savvy shoppers in which case their thinking is - it doesn't hurt to ask, and in other cases, they are just cheap.It is not uncommon for guests to ask if we provide military discounts, senior discounts, first responder discounts, last minute booking discounts, etc..So the asking doesn't bother me and you can choose to answer however you want.If the guests is what I call the cheap guests then it is a problem.
