I personally invest in apartment complexes where I have a lot more control over my investing and potentially gives me the opportunity to scale a lot quicker by bringing on more investors.

Your insurance will also be a lot lower because you're only insuring the space between the walls.The downside is that if the association is bad, then the building could be left to fall apart, and then you'll have a huge assessment for major repairs when they can no longer be ignored.

With good management 8% could be reasonable for 1 bedroom apartments.

Hi All-My tenants just moved out after a year and the apartment reeks of cigarettes smoke.

@Henry Uili Apart from the great advice you've received, I would add that taking "debt" off the parent's shoulders in this manner might not be the most prudent idea. 

I give them 12 slips per year and they take money to bank into my LLC business account.I scanned a deposit slip into my computer and added all the information and also print big capital letters apartment number and or address.

We put a 5 unit property under contract, did our inspection and requested the wire instructions.
