Especially on our first property adventure.

My name is Dylan I'm 24 and starting my adventure in house flipping.

The list above are tasks that I am not good at and will eventually need to hire out if I move.The properties I buy are in high quality areas and fully renovated so maintenance is not an issue.My missing components are:InspectionsMove in/outsHandymanI have great contacts for leasing and construction guys for rehabs.Just curious if anyone on the site has been doing this for awhile and how its been going.

Given your background, I'm sure you're operating at a pretty high level organizationally so multi-tasking different wealth-generating avenues shouldn't be too much more to take on :) I think if you're going to drive for dollars then you need to find a way to provide value to the home owner.

@Darren Mancuso Thanks for the reply, and you are right when it comes to being a hard task when it comes to finding off market deals in the area so I believe I truly lucked out with this one.

They should be able to do this task 100% free of charge.

as an agent I can tell you i wouldn't trust 95% of Realtors with that task. most Realtors I talk to can't even tell you what r.o.i is or tell clients "yes this place cashflows 1200 a month" and they're literally just quoting the current rent rate.

I usually help with basic labor, but this property I asked to work deeper with the financials, and project management.With my real estate license, I hung my license with company that will allow schedule flexibility as well as payment per task, as opposed to strictly commission.
