NPL's - If house prices start to fall, that can have an impact on NPL's as sellers are not concerned with NPL property values and holding costs, but if housing turns, then holding assets which have out of pocket costs AND are losing value will force them to sell much faster.Seller financing vs. institutional paper?

Good afternoon BP,I am PCSing to Idaho soon and in my search for a Duplex in SE Boise or Mountain Home, I'm concerned that most properties seem to have tenants in place on leases that would continue past the 60 days within loan closing, 60 days being a reasonable time to occupy according to the VA.

That to me is no different than the partner hiring a plumber for the flip for $60 and then charging $500 to the project, with the $440 going into his pocket.If your concern is opportunity cost because you have more demand for your employees than you have bandwidth, then hire more employees.
