However, getting my real estate license is not only something I want to do part time, but also it will help in having access to MLS for deals.

., tomorrow to get book on all codes but I think you misunderstood...the basement area is a dirt floor but not considered livable space...the other 2 floors (kitchen area, living area & 3rd floor 2 bedrooms & bath, and 4th floor which is a storage/attic and also considered not livable space. 

What I'd like to do with my license is start a property management company (only managing for myself and family now) and use it for MLS access. 

Ease of access? 

On top of that there is a large overhead of tools, insurance, phones, computers, employee benefits, vehicles, tools, office space etc...On the other hand we have someone who is simply purchasing a property & paying above company to operate it for them.

With so many more in the space, rates have been driven way down.
