While my primary focus is to grow my portfolio, I want to make the best use of the leads I don’t pursue (ones that don’t have equity) and collect referral fees on them by referring the sellers to other agents in my firm.I was wondering if anyone has done this successfully and legally.

Can anyone refer a escrow officer or title company here in California that works with investors on assignment contracts?

The type of seller financing isn't discussed on here enough.With a note and deed of trust / mortgage from the seller I generally pay 6% with 10% down, providing  references and utilizing a note servicer to reduce seller anxiety. 

I heard on one of The podcasts that there is way to reference at cap rate instead of appraisal price.I’m having a hard time finding such a lender or getting any leads.Has anyone done this or have any information ?
