It has been a couple days and have not seen an answer.If you own a rental property and you have a signed lease at the minimum of 1+ year, does that rental property mortgage (traditional investment loan) still count against your DTI?

In addition even with a lower down payment you should be paying significantly less per month even with PMI then you would if you moved into a single family house that you where fronting the entire bill for.

Since this tenant will have rights as a long term tenant if they do not vacate the unit for you to use you cannot trespass them and have the police oust them like you might a short term renter who doesn't have those rights. 2.
