I was a little busy dealing with the hurricane (buttoning up both rental properties as well as my primary home) and evacuated myself on the 8th.  

For rentals, focus on properties that generate solid cash flow after covering mortgage, taxes, insurance, and maintenance.

I found someone local who is willing to handle property management (for 20%), but it feels like a waste if I'm already handling the listings and automation and integrations to run the business.

I already own one rental property, which is doing great, with cash flowing around $500-$600 per month.

I recently went into a 50/50 LLC with a college friend to buy our first property in the college town we attended.

I am considering buying an investment property in cash in a very nice development. 

I want to add AC to this property and leave the boiler in place.
