Get your agent to ask her agent to give comps that support the 275,000 value.You want to see how they are arriving at their price in their head.10k down isn't even 10% of your offer.It wouldn't even cover foreclosure costs most likely if you defaulted.First figure out how much the seller is wanting down.The sellers plans might hinge on having XX numbers of dollars to live off of while traveling and then getting payments.When I look to buy a restaurant sometimes the sellers are retiring and need at least half down to live off of and replace that business income.Ask your agent if it's the amount down,the interest rate,or the purchase price they object too.Could be all but you are trying to nail down what is more important to the seller out of the three.

If a property has environmental issues, like crack and meth in the walls, the powers that be generally file a notice along with the clean up order nailed to the building, which can be removed.

I'd say first you want to look at the location and that can be tricky, you need to nail location just right, in some areas just being a few blocks off can make a HUGE difference.

There are some older places where the remodel was last done in the 60s or 70s when paneling was considered stylish.Sometimes it will be nailed to firring strips rather than glued on too.Painting it works so long as the seams are not moving when pressure is applied to the wall (lean on the wall).Whether you paint or remove truly depends on the target marketplace and what an occupant's expectations will be.

Insulators crack, insulator nails work lose,wires get chewed by critters and fray, connections are brittle, terminals almost welded shut, fuses can be hard to find that are properly sized for the electrical run and boxes and runs are usually ungrounded.

To put them on poles you order them withhorizontal flutes....Use roofing nails to secure them...I pretty much don't put them on poles as it tends to make the cities madder than normal...However they do last awhile that way...A suggestion would be to use a separate number, voice mail and bandit sign for the ones going up on poles...
