Who in Missouri knows the laws for Mechanics liens being filed on a property?

Husband has a decent job as a mechanic for a big name dealership.

ive purchased 2 turn key rentals and one worked out great, the other has needed some work but the mechanicals were just plainly old and that cost me some money by not looking for one with newer parts.

I know it’s different spectrums, but you don’t need to be ASE Certified to be a mechanic, but it may allow more pay, more “respect” and Etc... 

It cost an investor nothing to turn down deals all day so in the spirit of net working maybe some should put in perspective that you shouldn't complain about a wholesaler or a bird dog unless YOU want to go back to beating the pavement just be happy you're at the end of the funnel If I send you a thousand crap deals and you make 30,000 off one and you doing work didn't even start till you knew you would make money then be happy I'm a good wholesaler for you  Wholesalers get a bad name just like lawyers, car salesman, and mechanics.

My used car is about to turn 10, sure I spend money on it here and there, but now I know it well enough that I can buy a replacement part and save $200 if I do something myself, and I am no mechanic.

Nothing has been done in exactly 2 months because we've been waiting on mechanical drawings for plumbing and electrical.

If you plan to use the basement as legal living space, you'll need 7' ceiling height, service from all mechanical systems, and a legal egress.

If I need to get my car fixed I go to a mechanic because I know it's a cost associated with owning a car, etc..
